San Diego Habitat for Humanity homes in National City to open for applicants

NATIONAL CITY, Calif. (KGTV) -- Some affordable homes are being made available in the South Bay for purchase as part of a San Diego Habitat for Humanity initiative.

Six homes in National City, located at Harding Ave. and W. 18th St., will be up for sale for qualified applicants, according to San Diego Habitat for Humanity officials.

Officials said: “Applicants who are selected will be invited to partner with Habitat to help build and buy their homes for sale in national city ca home, which will be sold at an affordable price that will not be greater than 30% of the buyer’s household income.”

NeighborhoodScout has calculated and provides home appreciation rates as a percentage change in the resale value of existing homes in that city, town or neighborhood over the latest quarter, the last year, 2-years, 5-years, years, and even from to present. We show both the cumulative appreciation rate, and the average annual appreciation rate for each time period (e.g., last 5-years: 84% total appreciation, Avg. per year: %). We also show how each city, town or neighborhood's appreciation rate compares to other cities, towns and neighborhoods in the nation, and within the same state (e.g., 9 relative to the nation, 5 relative to California [10 is highest]). This makes comparisons of house appreciation rates equally easy for professional investors and individual homebuyers. In this example, the neighborhood is one of the highest appreciating in the nation over the last 5-years, but is only average in appreciation for the same period relative to other neighborhoods in the state of California.

About the appreciation rate data

Our data are designed to capture changes in the value of single-family homes at the city, town and even the neighborhood level. Different neighborhoods within a city or town can have drastically different home appreciation rates. NeighborhoodScout vividly reveals such differences. Our data are built upon median house values in each neighborhood, and combine data from the United States Bureau of the Census with quarterly house resale data. The data reflect appreciation rates for the neighborhood overall, not necessarily each individual house in the neighborhood.

Our data are calculated and updated every three months for each neighborhood, city and town, approximately two months after the end of the previous quarter. Each quarter, Fannie Mae and Freddie Mac provide their most recent mortgage transactions to the FHFA. These data are combined with the data of the previous 29 years to establish price differentials on properties where more than one mortgage transaction has occurred. The data are merged with neighborhood-specific median house values from the Census Bureau using NeighborhoodScout's proprietary algorithms developed by Dr. Schiller, creating an updated historical database that is then used to estimate the appreciation rates for each city, town and neighborhood within each time period. These resultant neighborhood appreciation rates are a broad measure of the movement of single-family house prices. The appreciation rates serve as an accurate indicator of house price trends at the neighborhood level.

How is the home appreciation data calculated?

Neighborhood appreciation rates from NeighborhoodScout are based on both median house value data homes for sale in national city ca by respondents via the U.S. Bureau of the Census, and a weighted repeat sales index, meaning that they measure average price changes in repeat sales or refinancings on the same properties. What transactions are covered in the appreciation rate data?

    National City OKs $1 sale of lot where six ‘affordable’ homes will be built

    In the name of affordable housing, National City has agreed to sell an 8,square-foot lot for $1.

    It’s part of a deal with San Diego Habitat for Humanity and the San Diego Community Land Trust to build six homes on the land at West 18th Street and Harding Avenue, just east of Interstate 5.

    The National City Council on Oct. 2 authorized the contract to sell the lot, which the city’s redevelopment agency purchased in for $,

    Habitat plans to build six two-story homes, each with three bedrooms, two and a half bathrooms, a garage and a backyard.

    Once the 1,square-foot homes are built, the land will be transferred to the Land Trust, which is involved in two similar projects in Lemon Grove and the Nestor neighborhood in San Diego.

    The six houses will be sold to families who earn 80 percent of the area median income or less. For a family of four, that’s an income of $77,

    Qualified families will buy the homes but only lease the land from the Land Trust — a deal that will eliminate the land value from the price tag.

    “It’s an innovative way to provide homeownership opportunities,” said Alfredo Ybarra, the city’s director of housing and economic development.

    City staff said the model guarantees the home prices will remain affordable and target low- or moderate-income families.

    If an owner wants to sell within 20 years, the house will be reserved for another low-income family. After two decades, homes up for sale will be made available to moderate-income families who earn percent of the area medium income or less.

    In addition to the six adjacent houses, Habitat and the Land Trust are toying with the idea of building an accessory dwelling unit — more commonly referred to as a granny flat — on each home lot.

    The decision will largely hinge on whether there is enough room for the units on the land without encroaching on the main houses.

    “We have to do as much as possible and still end up with a quality project,” said Lori Holt Pfeiler, CEO of Habitat.

    Carlos Aguirre, the city’s housing and economic development manager, echoed Pfeiler’s comments, saying the units represent an opportunity to offer innovative housing options. But at the end of the day, the nonprofits must end up with a project that “is marketable to sell.”

    The units would be rented or sold, with the Land Trust ensuring the prospective renter or buyer meets the income requirements.

    Aguirre said he believes the units would be a fitting option for individuals who live a minimalist lifestyle. He pointed to a college student who may only seek a place to sleep and study.

    “Lifestyles and needs are changing,” he said.

    He said he considers accessory dwelling units as part of the solution to the lack of housing.

    The project is seen by city staff as a possible model for other projects on the city’s west side, where the city allows high-density housing.

    “We’re seeing density as a healthy component if done right,” Aguirre said.

    He said the city may consider purchasing other vacant lots if the partnership with Habitat and the Land Trust proves successful.

    “Habitat’s partnership with the San Diego Community Land Trust is innovative and will bring attainable homeownership opportunities to the region,” Pfeiler said of the collaboration. “Homeownership ultimately builds stronger, more engaged communities. We applaud the City of National City for their vision and for their partnership.”

    Under the contract, Habitat will use $, in funds the city received from the U.S. Department of Housing and Urban Development and leftover funds from other Habitat projects in National City.

      San Diego Habitat for Humanity homes in National City to open for applicants

      NATIONAL CITY, Calif. (KGTV) -- Some affordable homes are being made available in the South Bay for purchase as part of a San Diego Habitat for Humanity initiative.

      Six homes in National City, located at Harding Ave. and W. 18th St., will be up for sale for qualified applicants, according to San Diego Habitat for Humanity officials.

      Officials said: “Applicants who are selected will be invited to partner with Habitat to help build and buy their own home, which will be sold at an affordable price that will not be greater than 30% of the buyer’s household income.”

      The 3-bedroom, bath homes are attached row townhomes with garages, with sizes ranging between 1,, square feet.

      Those interested in applying will have to attend a required virtual orientation between July The orientation will go over full requirements and the process of applying to purchase a home.
